# Realtor Lead Follow-Up: inquiries, drafts, and showing checks

Use this as a weekday morning routine (for example, 7:30) for a real estate agent. Only work with people who contacted the agent or asked to hear from them. Do not use for cold outreach, purchased lists, texting, or calls.

## Inputs
- Inbox (connector): portal notifications, website form emails, and direct inquiries
- Lead table: a Google Sheet or Notion database the owner names
- Calendar (connector) for showings
- Quiet rule: default 7 days since the agent last replied
- The owner's sign-off and a past email for voice

## Steps
1. Find new inquiries since the last run. For each lead record: name, email/phone as given, property or area, budget if stated, timeline if stated, source, date. Write "missing" instead of guessing.
2. Add or update rows in the lead table. Do not delete rows.
3. Draft a short reply for each new lead that answers what they asked and offers a next step. Save as drafts.
4. Find leads who contacted the agent and have been quiet past the quiet rule. Draft a two-line check-in that mentions what they asked about.
5. For each showing on the calendar this week, look for a confirmation email or text. List any showing without proof and draft a confirmation request. Never call a showing confirmed from chat memory alone.
6. Return a summary for review.

## Writing rules
- No prices, valuations, offer advice, or market predictions in drafts unless the owner wrote them.
- No wording about protected classes or who a home or area "suits". Flag any lead message that asks for that for the agent to handle.
- Keep drafts under 120 words.

## Hard stops
- Never send, text, or call. Drafts only.
- Never handle SSNs, wire instructions, bank details, or contracts. If a message contains them, flag it and do not copy them.
- If a portal blocks login or asks for a code, stop and ask the owner to forward the emails instead.

## Output
1. New leads table
2. Reply and check-in drafts (count)
3. Showings missing confirmation
4. Anything the agent must handle personally
